How it works
- 01 Record on your phone Use the voice app that's already on your phone: Voice Memos on iPhone, or Google Recorder on Android. Both are free and good enough for what we need. If you'd rather use a proper recorder like a Zoom H1n, that works too. We give you a short consent script to read out before you start.
- 02 Send us the file Go to komiti.ai/upload on your phone or laptop, pick the file and send it. We take MP3, M4A and WAV. Everything's encrypted on the way up and while it sits with us. There's no app to download, though you can add Komiti to your home screen if you want it to open like one.
- 03 Get the draft back The draft comes back formatted to your template. Komiti pulls out the motions, decisions, action items, attendance and follow-ups that belong in your kind of meeting, and sends it as an editable Word file plus a PDF.
- 04 Check it and sign Every draft comes watermarked AI-assisted draft, verify before finalising. You make any changes, approve it, and sign off. We keep the full trail of what changed and who signed.
Why this exists
A strata manager can lose fifteen to twenty-five hours a week to compliance paperwork. For an incorporated association, a co-op or a school P&C, it's usually a volunteer giving up a Sunday to write up minutes nobody enjoys writing. Either way it's time you don't get paid for. The big strata suites bundle minute-writing into a pile of features you'll never touch, and generic AI tools don't know your template or flag that a draft still needs checking before it counts as a legal record.
Komiti does one thing and tries to do it well. You send the recording, you get back a compliant draft to check and sign. It's built by someone who actually works inside the NSW property-services world, not a software team guessing at how a strata meeting runs.
How we handle the legal side
- Komiti produces a draft for a person to review. It isn't legal advice, and every file is watermarked to say so.
- Nothing is finalised or sent until a manager approves it.
- We keep the original recording, the AI draft, every edit, and a record of who approved what and when.

- What do I record with?
- The voice app that's already on your phone. Voice Memos on iPhone, Google Recorder on Android, both free and both fine for this. If you prefer a dedicated recorder like a Zoom H1n, a Tascam or a lapel mic, those work too.
- Where do I upload?
- At komiti.ai/upload, from your phone or laptop. You can drag a file in or pick it from your files. It works on iPhone Safari, Android Chrome, Mac and Windows, and everything's encrypted on the way up and while we hold it.
- Is there a native iOS or Android app?
- Not yet. The mobile site covers the whole job, and you can add Komiti to your home screen so it opens like an app. We'll build proper app-store versions only if customers actually ask for them.
- How long can the recording be?
- Any length. Most AGMs and board meetings run 60 to 90 minutes. We handle longer ones too, up to four hours per file, which covers most extended association AGMs and bigger strata schemes.
- What happens to the audio after I get the draft?
- We keep it encrypted for 30 days in case you need a re-run or an audit, then it's deleted automatically. You can ask us to delete it sooner, or to hold it longer if your professional obligations need that.
- What if the draft has errors?
- Assume it will, at least small ones. That's why every draft is watermarked AI-assisted draft, verify before finalising. You read it, fix anything that's off, then approve and sign. That check isn't optional. It's the whole reason we can hand you a draft in the first place.
